What is QBCC Home Warranty Insurance?

The Queensland Home Warranty Scheme provides insurance protection for homeowners undertaking residential construction work. It covers circumstances where a contractor fails to complete the work, or the work is defective, and the contractor has failed to rectify the defects.

Who needs to pay for QBCC Home Warranty Insurance?

The insurance premium is generally paid by the contractor (builder) and is included in the contract price. The contractor is required to pay the premium to QBCC before work commences.

What types of work require QBCC Home Warranty Insurance?

Insurance is required for:

  • Construction of a new residence
  • Renovations, alterations, additions, or repairs to an existing residence
  • Construction of related roofed buildings (e.g., sheds, carports)
  • Swimming pool construction

The work must be valued at more than $3,300 (including labor and materials).

How are premiums calculated?

Premiums are calculated based on the insurable value of the work. The insurable value is generally the contract price (including GST). Different premium rates apply for new construction versus renovation work.

For multiple dwellings, the premium is calculated by dividing the total insurable value by the number of units, calculating the premium for each unit, and then multiplying by the number of units.

Are the premium rates updated regularly?

Yes, QBCC periodically reviews and updates the premium rates. This calculator uses the July 2020 premium table, which is the current rate at the time of development. Always check the official QBCC website for the most up-to-date rates.
